Rules and Regulations

The purpose of the Environment Committee is to assist architects, lot owners and residents in complying with the Wedgewood Design Guide and Deed restrictions. The committee works towards consistent enforcement of architectural rules and regulations and takes its direction from the Board of Directors of the Association.

The architect retained by the Association’s Environment Committee must review and approve all new resident construction plans before building permits can be issued. A representative of Wedgewood Venture will also review the plans to ensure they are in compliance with the Design Guide and community standards. The Environment Committee also has jurisdiction over exterior alterations or modifications to existing homes including painting and major changes to a homeowners landscape and exterior property.

New Home Construction

Three (3) sets of plans and applications are to be submitted to the Wedgewood Environment Committee at 5288 Stratford Ave., Powell, Ohio 43065 along with a check for $300 made payable to "Wedgewood Homeowners Association." The $300 fee includes preliminary and final design review but additional submittals, accelerated reviews, site visits and/or owner requested changes to final project scope documents may result in additional fees.

Existing Homes Undertaking Construction

Three (3) sets of plans and applications are to be submitted to the Wedgewood Environment Committee at 5288 Stratford Ave., Powell, Ohio 43065 along with a check for $100 made payable to "Wedgewood Homeowners Association." This process must be followed for any home additions or other architectural changes to your residence or landscape.

In all cases the Environment Committee has up to thirty (30) days to review your plans. A written document will be returned indicating approval or disapproval, with an explanation for same such as – required additional information, aesthetic considerations, etc.

It is the lot owner’s obligation to make all contractors, subcontractors, agents, employees or other invitees aware of the procedure to follow as well as the guidelines and restrictions regarding construction and landscaping. Residents who fail to comply with established procedures and begin projects may risk having to tear down or undo completed work.

The following lists some of the more common rules and regulations that every homeowner needs to comply with:

SIGNS

No sign or billboard shall be erected or maintained on any lot or dwelling except:

  1. Signs required by law.
  2. Real estate "for sale" signs, except these must be of reasonable size and brown and white in color.
  3. Signs and/or symbols regarding political and/or religious preferences (e.g., holidays)
    We ask that if such a sign is maintained that it be removed upon completion of event.

Signs erected by decorators, landscapers, painters and remodelers will be removed from the offending property.

DWELLING MAINTENANCE AND MATERIALS

All windows, porches, balconies and exteriors of buildings or other improvements shall at all times be maintained in a neat and orderly manner and shall not be permitted to become unsightly or fall into disrepair. Aluminum storm and screen doors are discouraged, and if used, their finish must blend in with the house. No unpainted aluminum will be allowed and decorative scalloped storm door panels are prohibited.

No clotheslines or other outside drying or airing facilities are permitted.

When residents repaint their residences they must use colors that are harmonious and compatible with colors of the natural surrounding (earth tones) and other adjacent buildings. Except for trim, no white or black colors are permitted. The Environment Committee must first approve exterior modifications, materials and colors before work begins.

Awnings are not permitted unless they are made of cloth and blend in with the house.

STORAGE TANKS

No storage tanks, including, but not limited to, those used for storage of water, gasoline, oil or other liquid or any gas, shall be permitted on the property outside a building, except for as approved by the Environment Committee.

ANTENNAS AND SATELLITE DISHES

No antenna for transmission of or reception of television signals, radio signals, or any for of electromagnetic radiation shall be erected, used or maintained on any lot outside any building, whether attached to an improvement or otherwise. Large satellite dishes are prohibited. The newer, smaller type of dish may be approved subject to landscape screening or unobtrusive installation.

UTILITIES

No lines, wires or other devices for communication purpose, including telephone, television, radio signals, or for the transmission of electric current or any gas, water, sewer or other pipes shall be permitted anywhere on a resident’s property unless the same are placed and maintained underground. Temporary power and telephone services necessary for construction of a permanent structure shall be exempt from this requirement.

HOUSEHOLD PETS

No more than two (2) dogs and two (2) cats may be kept on any lot or in any building except when such dogs and cats in excess of such numbers are less than three (3) months of age.

No animals, birds, livestock or poultry of any kind shall be raised, bred or kept on the property except for dogs, cats or other household pets which are kept for domestic purposes only and not for any commercial purpose.

SWINGS SETS AND PLAY HOUSES

Metal swings sets are not permitted in Wedgewood. All swing sets should be made of wood and stained in natural colors. All play or tree houses should be made of wood and stained to match the residence. Play equipment must not be permitted to fall into disrepair and must be screened from view by appropriate landscape materials.

CURB PROTECTION

Homeowners are asked not to use any sticks, metal spikes and/or other material to shield their property edges from vehicular tire tracks and other yard destruction. In the event that significant damage to property occurs, the Homeowner’s Organization has approved sticks compliant with Liberty Township usage. These may be requested of the Environment Committee. In the event that a property owner elects not to use these required sticks and elects to use their own means of property protection, it is understood that such devices will be painted dark green and bear reflective tape around the top. Homeowners must realize that Liberty Township possesses the right to remove such items from the easements at any time. In addition, the homeowner also bears the liability of personal injury to anyone who may happen to have an unfortunate encounter with such stick. If sticks are only used during times of construction and excess vehicular activity it is understood that they will be removed upon completion of such activity.

MAILBOXES AND NUMBERS

Notice: Mailbox Paint Color

Creative Paints Olympic 916, can be procured at Lowes. Do not ask for Driftwood. Instead ask for Olympic 916.

All mailboxes are to be painted or stained Driftwood Latex and are to bear numerals made of reflective silver. All mailboxes are to be standard size and black. Mailboxes, mailbox numbers and posts are not fall into disrepair or become unsightly.

The Environment Committee enforces all of these rules and regulations and other specifics found in the Design Guide. Failure to comply any of the set forth rules and regulations will result in notification and subsequent legal action, if necessary.
